What To Consider When Selling Your Home!

It doesn’t matter if this is the 1st, 5th or 20th time! Selling your home can be stressful to anyone. That’s partially because there are a lot of things to consider. How do you ensure you get a fair offer? That’s why we’ve pulled together a few of our top tips for selling your home.

Know why you are selling

This may seem obvious but it’s a critical first step to ensuring success when selling your home. Ask yourself: what are the EXACT reasons for leaving your current property. Is it too small, too big, wrong location, costing you too much, etc.? Knowing your reasons and keeping them forefront will help you and your family emotionally detach from your property and keep perspective. Once you choose to sell your home it needs to become a business decision and not an emotional one. This will likely require making changes to your home in order to get the leg up on the competition. Even if you don’t always love, or even like, what direction those changes take your property.


This is no big secret. Most sellers know they should de-clutter, fix, replace outdated things and clean their houses.  Try to make it look ‘pretty’.  However, it isn’t as easy or simple as that – especially if you are not able to emotionally distance yourself.

The goal here is to make your house a ‘partially decorated canvas’ if you will. You want to entice buyers into the fantasy, but leave enough ‘blank’ space for them to be inspired to fill in the rest of the picture. You want the property to be warm, inviting and ‘homey’- but not YOUR home. Buyers should be able to envision THEIR furniture, belongings and family in the home, and that’s not going to happen with your family pictures on every wall. We know it’s not easy, but de-personalising and de-cluttering your home goes a long way when selling your home.

However, staging isn’t just about the ‘things’, it’s also about trying to create mass appeal. You may love your bright red or yellow walls, but those walls may distract a potential buyer from seeing anything else! A fresh coat of paint rejuvenates any space and is a fairly inexpensive way to drive up your bids, but it’s important to keep to neutral and light colour palettes.

Lastly, don’t forget to give the outside some love. As simple as it sounds, when buyers drive up to your home, you want them to smile. Make sure the lawn is mowed, the leaves are raked, the house numbers are visible (and in good shape), the cobwebs are swept away from the corners and the welcome mat looks – well, welcoming!
